Graeme Lee, the CEO and Founder of Springfield Healthcare Group in Yorkshire has recently sold six of his award-winning Care Villages to a large US Healthcare investor REIT after a lengthy refinancing process. Each care village will be operated by Care UK under a management agreement, and all 700 care staff were transferred over on completion.
Graeme had developed his portfolio of luxury care villages over 15 years with his team and with significant investment from the BGF since 2012, which reached over £30m by 2024. The sale represents one of the largest care home transactions ever seen in the north of England and one of the biggest ever returns for the BGF.
Graeme’s passion for elderly care came from growing up in his parent’s small care home in Garforth, East Leeds, that they had founded in 1967. Graeme took over the reins in 1994 as a promise he made to his mum before she passed away that year.

Speaking on behalf of Springfield Healthcare, CEO Graeme Lee said, “I have always been very passionate about the care sector and improving the lives of older people. Whilst the decision to sell part of the group at this time was not my first choice, it will allow us to start development of two of our new and exciting care village sites in Harrogate and Wetherby, and to continue to focus on our existing core services. These include the existing 69 bed Springfield Care Home in Garforth, as well as our Springfield Home Care domiciliary division that has built an enviable reputation across Yorkshire and the North East. This is an area of care which is growing massively in demand and complexity.
It has proved to be a very emotional experience selling 700 of my amazing care team as well as the care villages themselves, but it has achieved a phenomenal return for the BGF who have been very supportive for the last 12 years and it has proven to be a wonderful partnership and journey.
The two new care village sites at Grove House in Harrogate and the Wetherby Mercure hotel site will see investment of over £25million, in an exciting new expansion plan, creating the most innovative, intergenerational and environmental, social and governance (ESG) compliant care facilities in Yorkshire. It will create over 200 new jobs and provide care services and a variety of accommodation for nearly 200 older people in the heart of their own communities.
I can’t explain how pleased I am to be able to start these amazing projects in 2025, and the inter-generational concept will be a true game changer for the lives of the people who will live there.
